  The Perennial Corktown Apartments Chicago-based developer   Oxford Capital Group, LLC   is building a mixed-use development that will include 10 parcels cornering Michigan and Trumbull. The $93 million, 2.4-acre project will start with the development of 1511 Michigan Ave. – a 188 unit apartment building to include 12,452 square feet of retail space. Developers were   approved   for $5,882,898 in state brownfield tax credits in 2021 and were approved for a Commercial Rehabilitation Tax Act abatement   of $10.6 million   by the city. The project is   subject to   community   engagement   based upon Tier 1 requirements listed in Detroit's   Community Benefits Ordinance . Based upon 60% area median income,   about 10% of the units will be affordable . The Exchange in Greektown

 The Exchange in Greektown New Residential Tower Exchange Detroit LLC, working with company Barton Malow and subsidiary LIFTbuild, is developing a 16-story residential tower on Gratiot and Brush. The building, which will contain 153 apartments along with 12 condo units, is being built  from the top down  using a proprietary system: each floor plate is constructed at ground level and lifted up into place. The  $64.6M development  received a  $4.6M brownfield tax incentive . Construction  began in September 2021 and the anticipated completion date is spring 2023. Mixed Use Building at Woodward and Stinson

New Housing in Brush Park The Platform and Queen Lillian are developing a mixed-use building on Woodward and Stimson. An office building was  originally envisioned  for this site in 2013, before  changing to apartments in 2016. In November 2020, the current project, Woodward West, broke ground. It  will include 204 apartments  and 25,000 square feet of ground-floor retail space. It is expected to  open in 2022 . The Godfrey Hotel

 Another New Hotel for Detroit The Godfrey in Corktown Oxford Capital Group and Hunter Pasteur  broke ground  on the Godfrey Hotel Detroit in September 2021. The seven-story, 227-room boutique hotel in Corktown will have a restaurant and rooftop bar. Hillberry Gateway Project at Wayne State University

Wayne State University  approved the $65 million  Hilberry Gateway project in 2018, a  renovation of the Hilberry Theatre  (with the 350-seat Gretchen Valade Jazz Center and 110-seat Jazz Underground), development of a new venue (with a 550-seat main theatre and a 150 to 225-seat Studio Theatre) and outdoor performance and reception space between the two buildings. The Gateway will be the performance home for the Maggie Allesee Department of Theatre and Dance and the Department of Music. Initial site work for the project included  moving the historic Mackenzie House , built in 1895, to a former parking lot at 2nd and Forest in 2019. Opening is set for  late 2022/2023 . New Boutique Hotel Coming Soon to Downtown

Koucar Management LLC and Holdwick Land Development LLC are co-developing the $50 million downtown  Cambria Hotel project , which includes 158 rooms in a new, modular design building, as well as the restoration of the Albert Kahn-designed  Walker-Roehrig Building . Five Iron Golf will lease 24,000 square feet with golf simulator bays, bowling, a bar and other activities. EOTech Gear Store will bring outdoor equipment retail and a firearm simulator to another 8,000 square feet. Developers  broke ground  in 2019, and after an initial target completion date of 2020, the hotel is  set to open  in late 2022.
